Introduction Only: 

6Month tenancy agreement – 2.5 Weeks Rent of the Monthly Rental Figure + V.A.T

12 Month tenancy agreement – 3 Weeks Rent of the Monthly Rental Figure + V.A.T

  • Free professional standard photography
  • We will advertise your property in local press, our shop front window and the following major property portals including Rightmove, Zoopla, OnTheMarket, PrimeLocation plus many more
  • Accompanied viewings via the team at Simply Lettings
  • Honest & factual feedback given at all times
  • Thorough referencing checks on prospective tenants, right to rent checks, immigration checks (£50.00 + V.A.T per applicant)
  • Provide & prepare the relevant Tenancy Agreement
  • Arrange a standing order for future rent payments, paid directly from the tenant to landlord
  • Collect first month’s rent & deposit (Landlord responsible to lodge deposit)
  • Contact Brighton & Hove City Council to inform them of new occupiers

Additional Non-Optional Fee(s) for the above service:

  • Carry out referencing, right to rent checks, immigration checks on prospective tenants £50.00 + V.A.T per applicant processed (price includes referencing Guarantors)

Optional Fee(s) for the above service:

  • Lodging the deposit via the DPS on behalf of the Landlord – £50.00 + V.A.T

Rent Collection:

10% Of the Monthly Rental Figure + V.A.T

  • Provide & prepare the relevant Tenancy Agreement
  • Arrange a standing order for future rent payments
  • Collect first month’s rent & deposit (Landlord responsible to lodge deposit)
  • Contact Brighton & Hove City Council to inform them of new occupiers
  • Collect and demand the rent on a timely monthly basisand forward on to the Landlord
  • Express payment system – you will receive rent in cleared funds the same day it is paidor on the first working day should this fall on a weekend or Public Bank Holiday

Fully Managed

  • Accompanied viewings via the team at Simply Lettings
  • Honest & factual feedback given at all times
  • Thorough referencing checks on prospective tenants, right to rent checks, immigration checks (£50.00 + V.A.T per applicant processed)
  • Provide & prepare the relevant Tenancy Agreement
  • Arrange a standing order for future rent payments
  • Collect first month’s rent & deposit
  • Contact Brighton & Hove City Council to inform them of new occupiers
  • Collect and demand the rent on a timely monthly basis and forward on to the Landlord
  • Express payment system – you will receive rent in cleared funds the same day it is paid alongside a statement of accountor on the first working day should this fall on a weekend or Public Bank Holiday
  • Arrange for a “GAS SAFE” plumber to issue an annual Gas Safety Inspection and carry out any necessary works to provide a “PASS” certificate
  • Arrange any minor repairs to the property
  • Simply Lettings are the point of contact for any tenant queries
  • A 24 hour contact number is provided to the tenants for any emergencies that may occur
  • To inspect the property every 3 months – we will inform you of the condition, any concerns or maintenance work
  • Arrange renewal letters / termination notices
  • Arrange professional Inventory & Photos to be carried out prior to the tenancy commencing (via third part company)
  • Dealing with discrepancies regarding the release of the deposit (providing an Inventory was carried out prior to the tenancy and SL lodged the deposit via the DPS)
  • Arrange a check out report – post tenancy (via third party company)

Deposits

Deposits are 5 weeks rent on all of our properties. Providing Simply Lettings manage the property all deposits are lodged via the Deposit Protection Scheme
